Purchaser’s have agreed to waive their cooing off rights by authorising their conveyancer to sign s.66W Certificate, whereby the contract will become unconditional upon exchange.
PRIVATE SALE / COOLING OFF
Your conveyancer will during the cooling off after contracts have been exchanged:
1. Request any amendments
2. Order Pest / Building / Strata report if desired
3. Discuss your finance situation
Purchasers if entered into a contract under cooling-off have 5 business days to withdraw from the contract by paying a penalty of 0.25%.
DEFINITIONS
66W Certificate – Purchaser’s have agreed to waive their cooing off rights by authorising their conveyancer to sign s.66W Certificate, whereby the contract will become unconditional upon exchange.
Cooling off – Purchasers if entered into a contract under cooling-off have 5 business days to withdraw from the contract by paying a penalty of 0.25%.
Auction – there is no cooling off period, if you are successful the contract becomes unconditional
Exchange – The contract will be signed by you and the vendor, exchanged and dated.
POST EXCHANGE
Receive a letter from your conveyancer with stamp duty and settlement information
Sign your mortgage documentation
Verify your Identity
SETTLEMENT
Your conveyancer will prepare the file for settlement and liaise with your bank
Receive an email with settlement figures and cheque details 1-2 days prior to settlement
COMPLETION
At settlement the bank will collect all documents and register them in your name
Once settlement has been affected we will:
